What does a boiler service include?
Thursday, 20 March 2025
We all know the feeling of a boiler failing just when you need it most. Whether it's as the temperatures plummet in the winter months, or just before you're about to run that much-needed bath, a broken boiler can be a soul-crushing experience.
It's why regular boiler servicing is essential to not only extend the life of your boiler but also to ensure your heating system operates safely, efficiently, and reliably. But what does a boiler service entail exactly? Read on to discover what's included, how long it takes, and how much it costs.

What is a boiler service?
A boiler service is an annual inspection and maintenance check performed by a Gas Safe-certified engineer. During the visit, the engineer will aim to:
- Confirm safe operation
- Optimise efficiency (helping to reduce energy bills)
- Detect visual signs of wear, damage, leaks, or corrosion
- Inspect essential boiler parts for potential faults
- Comply with warranty and insurance requirements
What happens in a boiler service?
Your qualified heating engineer will arrive on the date agreed to perform a thorough service. The first thing they'll do is perform a visual inspection. They'll look for any signs of external leaks, corrosion, wear or damage to the boiler casing and the connected pipework.
They'll then inspect the boiler more closely. The case will be removed and all parts - including heat exchanger, burner, ignition, and pump - will be checked for any sign of a problem.
Once those checks are completed, the engineer will clean and vacuum the boiler to remove any soot build-up, which can affect efficiency and performance.
The engineer will then run the boiler to check carbon monoxide levels, flue temperature, and combustion efficiency. All wiring and electrics will be looked at, and the pressure release valve, system pressure, thermostat, and associated controls will also be tested.
The engineer will then conduct a final test to confirm that the boiler is heating your home as it should be.

How long does a boiler service take?
A standard boiler service typically takes 45-60 minutes. However, some factors can affect that and your engineer may need longer. Such as:
Boiler accessibility
If your boiler is snugly installed into a tight cupboard, removing the case or inspecting parts may be fiddly and take longer.
Boiler type
Depending on the type of boiler (combi, system, or regular), service times will vary depending on the complexity.
Age and condition
If you have an old boiler or one that has seen better days, it may take longer for an engineer to service the boiler to the required standard.
Additional repairs
Should the engineer diagnose an issue with your boiler, a return visit with replacement parts may be needed.
How much does a boiler service cost?
The cost of a standard annual boiler service in the UK tends to vary depending on location, but here at Koziwarm our thorough annual boiler service costs £84.
